How much can a partner earn?

The payout depends on the property price, developer commission and the agreed partner share. Below is an indicative example based on an average ticket of ฿5–5.5M.

We negotiate and close

We work with the developer, validate terms, and track documents, payments, booking and key legal points.

The deal completes

After completion the developer settles, mandatory taxes/fees are paid, and your partner share is calculated from our actual commission.

You receive the payout

Payout format is agreed upfront: RUB, THB, USDT or another lawful method available to both parties.

When the partner share is paid

The partner payout is calculated after the deal is signed, the developer has settled with LumiThai, and mandatory taxes/fees on the commission are paid.

The payout depends on:

  • property price;
  • developer commission;
  • commission we actually receive;
  • the agreed partner share;
  • the specific project terms.

We calculate from the amount that is actually available after mandatory deductions so the model stays transparent and is not based on a “gross promise”.

  • 5% developer commission: ฿275,000
  • Partner share up to 30%: ฿82,500
  • If commission is 10%, up to ฿165,000

This is not a guaranteed payout for every unit; it illustrates the calculation logic. Terms are fixed per client and project.
