The booking fee is THB 200,000. A further 25% is payable within 30 days, followed by five 15% instalments linked to construction milestones. The THB 200,000 booking fee is deducted from the final instalment.

The sinking fund is THB 150,000 per villa. Common-area maintenance is THB 10,000–13,000 per month. The first two years are free and include pool cleaning and gardening; after the complimentary period, the fee is collected 12 months in advance.

The official project ownership type is Leasehold. Land lease terms, building rights and renewal provisions should be checked against the contract for the selected villa. Buyers can also review when leasehold ownership makes practical sense in Thailand.
