Astera Villas Jomtien: A Private Three-Residence Enclave

Astera Villas Jomtien is a gated residential enclave by Level Up Homes in Pattaya. The collection contains only three substantial private homes with their own entrance. Astera I and Astera II share the same architectural concept, while Astera The One is the larger four-storey flagship. Astera I and Astera II

The matched Astera I and Astera II residences each offer six bedrooms, eight bathrooms and 696 m² of living space over three storeys. Astera I occupies an 89 sq.wah plot, approximately 356 m², while Astera II sits on 87 sq.wah, approximately 348 m². Astera I has already been sold and Astera II remains under construction with completion scheduled for Q3 2027.

Three-metre ceilings, full-height glazing and generous living areas define the interior proportions. Astera II includes a fully equipped private gym, swimming pool with integrated jacuzzi, elevator, two-car parking and a rooftop entertaining level with an outdoor kitchen and lounge.

Astera The One

The flagship residence provides approximately 1,000 m² of living space across four storeys on a 137 sq.wah plot, approximately 548 m². Its layout includes seven bedrooms, ten bathrooms, a private gym, a 15-seat cinema and parking for six vehicles.

Interior materials include book-matched marble, warm timber, bronze-framed glazing and custom joinery produced specifically for the residence. A courtyard pool forms part of the lower living environment, while a rooftop pool and entertaining spaces occupy the upper level.

Finishes, Furniture and Technology

Level Up Homes develops the architecture and interiors as one integrated package. The residences are handed over fully furnished with bespoke furniture, fitted kitchens and appliances, lighting, outdoor furniture and BBQ facilities.

Smart-home controls cover climate, lighting and selected security functions. Elevators connect the principal levels, while rooftop areas extend the living environment outdoors. Sintered stone and custom-built cabinetry are used throughout the homes.

Jomtien Location

The enclave sits on the city side of Jomtien with Sukhumvit Road approximately two minutes away. The developer quotes around 15 minutes by car to Jomtien Beach. Purchase Structure

Astera II is currently priced at THB 38 million and Astera The One at THB 69 million. The current sales schedule starts with a THB 500,000–1,000,000 reservation deposit, followed by 30% on contract signing, 50% distributed across construction milestones and the final 20% at handover.

Level Up Homes states that foreign buyers may use a registered leasehold structure or an appropriate Thai company structure. Rental Management

Astera I and Astera II can participate in the developer's managed Owner & Returns Programme, allowing rental management alongside agreed periods of personal use. Private management for Astera The One can be arranged separately.

The current developer terms do not state a fixed guaranteed annual return. Actual performance depends on rental rates, occupancy, owner-use periods, operating expenses and management terms. Construction and Handover

Astera II and Astera The One are under construction with completion scheduled for Q3 2027. Payments are linked to actual construction progress. The final contract should define the specification, furnishing package, milestone schedule, handover date, land documents and access rights for the selected residence.
