Malaiwana occupies a hillside overlooking Nai Thon Beach on Phuket's northwest coast. The original master plan comprised 19 private villas, 12 large residences and a beach club. The Residences section was planned as eight duplexes and four penthouses. This original structure also explains why later property databases sometimes report different unit counts depending on whether buildings, residences or individual registered properties are being counted.

The official accommodation range includes Villa Haleana, Villa Rodnaya, Villa M, Penthouse, Duplex and Patio Duplex. Six-bedroom Villa Haleana offers approximately 1,600 sqm of villa area together with an 18-metre infinity pool. Four-bedroom Villa Rodnaya provides approximately 1,671 sqm, while five-bedroom Villa M offers about 1,187 sqm and a 25-metre infinity pool.

The Residences provide a more compact alternative while retaining villa-scale living. A Duplex offers approximately 600 sqm with four bedrooms and a 15-metre pool. The Penthouse spans about 735 sqm on the upper level and is arranged around a 20-metre pool. Patio Duplex residences cover about 600 sqm with three main bedrooms and a multipurpose room that may serve as an additional bedroom, office or entertainment space.

Nai Thon Beach and Location

Malaiwana is approximately 200 metres from Nai Thon Beach. Because the estate sits on a hillside, the route descends towards the coast, and selected residences use the estate buggy service. Phuket International Airport is around a 20-minute drive away. Buyers exploring property for sale in Phuket gain a quieter northwest-coast setting with quick access to the beach and airport.

Nai Thon retains a low-rise atmosphere around its kilometre-long beach, with local restaurants and cafés along the beachfront road. Trisara lies further south, while Layan and Bang Tao are easily reached by car.

Malaiwana was completed in 2015, allowing buyers to inspect the actual property, estate condition and management standards before purchase. The appropriate structure depends on the exact property, title documents, building registration and transaction setup. Current entry-level resale opportunities of approximately 600 sqm are advertised around THB 60 million. Four-bedroom penthouses of about 735 sqm are listed around THB 125 million, while a large five-bedroom ocean-view villa of approximately 1,190 sqm is currently offered around THB 234 million. Pricing varies according to property type, size, ocean outlook, privacy and condition.
