Siamese Bangtao Condominium in Phuket
Siamese Bangtao is a residential development in Choeng Thale, close to the Layan and Bang Tao beach areas. It combines Siamese Bangtao I and Siamese Bangtao II within one marketed condominium complex, with shared facilities across three seven-storey buildings.
The development is delivered by Siamese Stone Development, with Siamese Asset, Ritta and Cornerstone involved in its design, construction and project management. The buildings surround landscaped communal areas with swimming pools and leisure facilities.
Siamese Bangtao I and II: Buildings and Differences
The complex consists of two separately registered developments. The published building arrangement places Building C within Siamese Bangtao I, while Siamese Bangtao II comprises Buildings A and B. Building B is dedicated to duplex residences, with studios and conventional apartment layouts available elsewhere in the complex.
Each registered part has its own Environmental Impact Assessment approval. The ONEP report numbers are 256712-59 for Siamese Bangtao I and 256712-60 for Siamese Bangtao II.
Buyers should compare individual residences by building, floor, orientation, views, ownership structure and contractual conditions.
Apartment Types and Floor Plans
The development includes studios of approximately 30 sq.m., one-bedroom apartments starting at around 41 sq.m., two-bedroom residences and duplexes. Larger duplex layouts extend to approximately 104–106 sq.m.
Studios and one-bedroom apartments provide compact accommodation for individuals and couples. Two-bedroom layouts offer additional flexibility for families or home working, while duplexes divide the living areas across two levels.
When comparing condominiums for sale in Phuket, consider the registered floor area, number of bathrooms, floor position and outlook rather than the unit type alone.
Swimming Pools, Sports and Wellness
Siamese Bangtao offers shared recreational facilities across both developments. Five swimming pools are planned, including a main pool, lap pool, shallow pool, children's pool and rooftop swimming facilities.
Sports amenities include a fitness centre, padel tennis court, golf simulator and jogging areas. The wellness facilities feature a sauna, steam room, Japanese-style onsen and ice bath. Residents will also have access to an outdoor cinema, shared working areas, a restaurant and a café.
Landscaped communal spaces provide areas for relaxation and walking. The development is designed to accommodate residents with pets, subject to the applicable building rules.
Choeng Thale Location and Layan Beach
The development is situated on Kok Tanod Soi 3 in Choeng Thale, Thalang. Layan Beach is approximately 2.9 km away by road, with a typical driving time of around seven minutes depending on traffic.
Boat Avenue, Porto de Phuket, Laguna Phuket and nearby shopping and dining destinations are within convenient driving distance. Bang Tao Beach is also accessible by car.
The location makes Siamese Bangtao relevant to buyers comparing new residential developments in Phuket for full-time living, holiday use or future rental.
Construction Progress and Environmental Approval
Siamese Bangtao is under construction. In September 2026, the developer reported that piling and substructural works had been completed for Buildings A and C. Overall construction progress across the three buildings was reported at approximately 52%.
Completion is currently expected in the second quarter of 2027. Buyers should confirm the contractual handover date and ownership transfer conditions for the selected residence.
Both Siamese Bangtao I and Siamese Bangtao II have approved EIA reports registered with ONEP. Before signing, buyers should also review construction permits, the developer's legal documents and the land title. The main checks are explained in our guide to documents required before buying property in Thailand.
Prices, Payment Terms and Ownership
Apartment prices vary by layout, area, floor, outlook, specifications and ownership structure. Available arrangements include foreign freehold ownership, subject to the remaining condominium quota, and leasehold options under the relevant contractual terms.
A construction-linked installment schedule has been published for the development, including a reservation deposit, contract payment, construction-stage installments and the final payment upon transfer. Buyers should confirm the applicable schedule before reserving a unit.
No publicly confirmed developer-backed guaranteed rental return programme has been identified. Rental projections should account for occupancy, operating expenses, management fees and applicable letting restrictions.
Before making a reservation payment, verify the ownership arrangement, purchase documentation and availability of the intended ownership quota. Our guide to foreign ownership quotas in Thai condominiums explains the restrictions affecting direct foreign ownership.
