Construction and payment schedule

The current target for overall project completion is Q4 2027. Individual villas are made to order, with an estimated construction period of approximately 12–14 months.

The published payment schedule begins with 2% on reservation, followed by 13% when the sale and purchase agreement is signed within 30 days. A further 15% is paid after the foundation stage, followed by three 20% construction instalments and the final 10% at handover.

Ownership and transaction checks

For foreign buyers, the primary structure offered for the land is a long-term registered lease. The legal structure for the villa and land should be confirmed for the selected property before reservation. Buyers can first review freehold and leasehold structures in Thailand and then work through the documents to check before buying property.

The development also offers in-house property management covering rental marketing, guest screening, maintenance and pricing. Current Soleil Residence materials do not publish a fixed guaranteed rental return.
