The Title Cielo Rawai — a new condominium in Rawai

The Title Cielo Rawai is under construction in southern Phuket, in a quiet part of Rawai close to the waterfront, restaurants, shops and everyday amenities. The development comprises four low-rise residential buildings of four to five storeys and contains 171 residences.

The resort-style architecture is inspired by the Italian coast, with light façades, arches, landscaped courtyards and outdoor relaxation areas creating a comfortable environment for permanent living and extended holidays.

Residences and floor plans

The available formats include one-bedroom units from 31 to 51 sqm, one-bedroom plus residences from 51 to 61 sqm and two-bedroom homes from 69 to 148 sqm. Selected layouts feature larger terraces or direct access to a swimming pool.

Residences are delivered with interior finishing, furniture, a fitted kitchen, wardrobes, sanitary fixtures and air conditioning. Entry-level layouts are also included among Phuket condos under ฿5 million.

Facilities and landscaped grounds

A major feature of the development is its extensive private infrastructure. Seven swimming pools are planned, including a rooftop pool, a children’s pool and jacuzzi areas. Residents will also have access to a gym, wellness facilities, sauna, steam room, co-working space, meeting room, library, private cinema, games room and children’s areas.

Landscaped courtyards include walking paths and relaxation spaces. Further facilities include reception, 24-hour security, CCTV, key-card access, lifts and conventional parking for approximately 52% of the residences.

Location near Rawai waterfront

The development is approximately 250 metres from the Rawai waterfront, around a 3-minute walk. The surrounding area offers cafés, seafood restaurants, shops, massage salons and boat piers. Rawai waterfront is popular for walking and island trips, while Nai Harn and Yanui are the closest popular swimming beaches.

Rawai Park, international schools, the seafood market, Chalong Pier and Promthep Cape are also within convenient reach. The location works well for permanent residence, seasonal stays and extended holidays.

Price and payment schedule

Prices start from ฿4.08M. A reservation deposit of ฿100,000 secures the selected unit. The schedule then requires 25% upon contract signing, 25% three months after the reservation agreement, another 25% three months after the second payment and the remaining 25% less the reservation deposit upon ownership transfer.

Ownership and ongoing costs

The common-area management fee is ฿85 per sqm per month. The one-time sinking-fund contribution is ฿850 per sqm. Electricity and water are charged at government rates. No confirmed guaranteed-return programme has been established for the project.

Completion and construction progress

Completion of The Title Cielo Rawai is scheduled for September 2026. In July 2026, the developer reported overall progress of 93.6%, with the structure fully completed, engineering-system installation at 95% and architectural work at 86%.
