Botanica Forestique is a gated villa community by Botanica Luxury Phuket in northern Cherng Talay. The development sits between the Layan and Bang Tao residential areas, away from the densest beachfront zones. The earlier master plan referred to 65 residences, while current 2026 sales materials use an updated inventory of 63 plots. Completed homes already exist within the development, while current developer-linked inventory also includes villas under construction with selected handovers scheduled through Q3 2027.

Three- and Four-Bedroom Villa Layouts

The current entry layout is Type 3B with three bedrooms and approximately 318 m² of built-up area. Four-bedroom configurations include Types 4A.1, 4A, 4B and 4C. Depending on the design and plot, villa areas exceed 400 m² and reach approximately 567 m² in the standard configurations. Land plots start at roughly 654 m² and exceed 1,000 m² for the larger residences.

The development combines two architectural directions. Modern Luxury villas feature clean geometry, full-height glazing and generous terraces, while Tropical Balinese designs use pitched roofs, timber detailing and a stronger relationship between the house, pool and garden. Each residence has a private swimming pool, terrace and landscaped outdoor space.

Community Facilities and Location

Project facilities include security, CCTV, landscaped communal areas, a clubhouse zone, fitness facilities and a jogging path. A landscaped pond and terrace form part of the central recreational setting.

Buyers can compare the surrounding area with other properties for sale around Bang Tao and Cherng Talay. Layan Beach is approximately 3 km away, while Porto de Phuket, Boat Avenue, Laguna Golf and major shopping areas are typically within a 10–15 minute drive.

Prices and Payment Schedule

The lowest currently confirmed asking price is THB 36.402 million for Type 3B. Four-bedroom layouts currently start at approximately THB 44.105 million, with the final amount depending on the plot, villa size and construction stage.

For villas under construction, the published schedule starts with 2% on reservation and 28% on contract signing. A further 20% follows completion of the foundation, followed by 15%, 15% and 10% construction-stage payments, with the final 10% due at handover and registration. Completed homes may use a shorter 2% / 48% / 50% schedule.

Ownership and Ongoing Costs

Villa transactions require separate consideration of the building and the land. Eligible Thai buyers may use freehold ownership, while foreign individual buyers commonly use a registered long-term land lease combined with rights to the villa structure. Botanica provides residence and rental management services for owners. Botanica Forestique does not currently have a confirmed developer-backed fixed rental return programme. Actual rental performance depends on seasonality, occupancy, villa size, management costs and operating expenses.
