Rawayana Beachfront Village in Rawai

Rawayana Beachfront Village is a mixed-use resort and residential development in southern Phuket, close to the Rawai seafront and pier. The project is designed as an integrated destination for permanent living, family holidays and professionally managed property ownership.

Buyers exploring property in Phuket can choose between condominiums and private pool villas supported by retail, dining, sports and family facilities within the same village.

Project structure

Rawayana Beachfront Village is divided into several residential and hospitality zones. Rawayana North contains 150 condominium units in six-storey buildings. Rawayana South comprises 108 residences positioned closer to Rawai Beach. The villa zone offers private three-bedroom homes with swimming pools.

The wider master plan also incorporates the operating Rawai VIP Villas resort, Rawai Park, a language school, MixxMall, restaurants and hospitality services. Once construction is completed, these facilities are expected to operate under the unified Rawayana Beachfront Village brand.

Condos and private villas

The condominium selection includes studios and one-, two- and three-bedroom residences. Sizes start at approximately 37.6 sqm, while larger family units reach around 127.4 sqm. Private villa dimensions vary according to the layout and land plot.

Rawayana South offers compact studios, one-bedroom apartments and larger two- and three-bedroom residences. Rawayana North focuses on spacious two- and three-bedroom homes, including selected pool-access units and layouts with extended terraces.

Facilities and lifestyle

Family amenities include a children's pool, water-play areas, an indoor kids' club, playgrounds, a trampoline centre, a private school and kindergarten. Security, CCTV, parking, reception and property management services are also available.

Rawai location

The development is situated in Rawai, a well-established residential area in southern Phuket. Rawayana South is positioned close to the promenade, while Rawayana North and the villa areas are approximately 200–300 metres from the seafront.

Rawai Beach is primarily used as a promenade and boat departure point. Nai Harn, Ya Nui and Ao Sane are the nearest popular swimming beaches. The seafood market, Rawai Pier, Promthep Cape and Windmill Viewpoint are also within easy reach.

Ownership options

Condominium units may be registered as foreign freehold when foreign quota remains available. Other units may be sold under Thai quota or leasehold conditions. Foreign villa buyers commonly use a registered land lease combined with ownership of the building or another legally approved structure.

Payment plan and ownership costs

The published Rawayana South payment schedule includes a THB 100,000 reservation deposit, 30% after contract signing, three construction instalments of 20% and the final 10% on handover. The exact schedule must be confirmed for the selected building and unit.

The common area maintenance fee is THB 60 per sqm per month. The one-time sinking fund contribution is THB 500 per sqm and is payable separately from the property price.

Rental management

Rental management is available for selected condos and villas. Project listings refer to returns of up to 7% per year. The term, operating expenses, income distribution and permitted personal-use periods are defined in the individual management agreement.

Completion schedule

The development is being delivered in phases. Rawayana North is scheduled for completion in 2026, while Rawayana South is expected toward the end of 2026.
