About the Project

The Riviera Santa Monica Pattaya is a new condominium project by The Riviera Group in Jomtien, one of Pattaya’s most popular coastal areas. The concept is inspired by the relaxed coastal lifestyle of Santa Monica, California, combining modern architecture, resort-style facilities and a strong focus on comfortable living near the sea.

The project consists of one 34-storey tower with 446 residential units. Completion is scheduled for 2028. The developer has also announced that the project has received EIA approval, an important milestone that allows the project to move forward with construction.

The location is Jomtien, in the southern part of Pattaya. This area is generally calmer than central Pattaya while still offering access to the beach, restaurants, cafés, city infrastructure, Sukhumvit Road and other key districts. According to different sources, the project is located close to Jomtien Beach; the approximate distance to the sea is around 800 meters or less than 1 km, but the exact walking route should be checked on the map.

The project offers several unit types, from compact apartments suitable for rental and holiday use to larger residences and penthouses. Public sources mention 1-bedroom units of around 33–45 sq.m, 2-bedroom units from approximately 50–90 sq.m, 3-bedroom units around 105–140 sq.m and larger penthouses. Some sources indicate an overall size range from 29 to 325 sq.m, so the exact layout, area and price should always be checked against the latest developer price list.

The facilities are one of the key strengths of The Riviera Santa Monica. The project is described with infinity pools on the 21st floor, an outdoor pool with jacuzzi on the 4th floor, a sea-view fitness center, saunas, steam rooms, ice pool, separate onsen areas for men and women, yoga and stretching areas, Zen garden, restaurant with open kitchen, bar, bowling alley, mini-market, laundry service, dog-walking lounge, Wi-Fi in common areas, security and parking.

The project can suit several scenarios: personal living in Pattaya, winter stays, a holiday home for the family or an investment property for rental income. For rental purposes, compact units and 1–2 bedroom layouts are usually the most liquid options in Jomtien due to broader tenant demand.

Before paying a reservation fee, buyers should check the latest price list, foreign quota availability, exact unit size and view, payment schedule, deposit refund terms, transfer costs, maintenance fee, sinking fund and contract conditions. Prices, available units and payment plans in off-plan projects may change, so all final figures should be confirmed with the developer’s latest documents.

Installment plan

Reservation fee: THB 200,000. Contract signing payment: 35% of the unit price. The next 15% is paid in installments over 18 months. The remaining 50% is paid upon ownership transfer. Buyers should also budget for additional costs: maintenance fee — THB 60/sq.m/month, sinking fund — THB 600/sq.m one-time payment, water and electricity meter deposit/installation — approximately THB 10,000, and transfer fee — 1%. Before reserving a unit, the latest payment schedule, deposit refund terms, foreign quota and contract conditions should be confirmed for the selected unit.
