What Actually Counts as a Sea View
The phrase “sea view apartment” can describe very different properties. One unit may offer a wide open horizon, while another only shows a narrow strip of water between neighbouring buildings or from one corner of the balcony.
A direct view from the living room or bedroom usually carries the highest value. A side view is generally worth less, while a partial view through surrounding buildings may look attractive in photographs but provide limited everyday value.
Buyers should check whether the sea is visible while sitting on the sofa or at the dining table. A high balcony wall, deep terrace or neighbouring section of the building may block much of the panorama.
What Creates the Sea View Premium
The premium depends on the floor level, width of the panorama, distance from the coast, apartment orientation and scarcity of similar units within the development. The layout, balcony size and number of rooms facing the water also matter.
Comparing the unit with an area-wide average is not enough. The best benchmark is a similar apartment in the same building with the same size, layout, condition and ownership structure. This reveals how much of the price difference is connected to the view itself.
When browsing condos in Thailand, record the price of a comparable unit without a sea view. This provides a useful baseline for evaluating the premium.
When Paying More Is Justified
A sea view premium may be justified when the panorama is clearly visible from the main rooms, future construction is unlikely to block it and the price difference remains reasonable compared with similar units in the development.
In resort destinations, a strong panorama can help a listing stand out. This is particularly valuable in short-term rentals, where guests frequently choose apartments based on photographs. An attractive view may increase enquiries, support the nightly rate and reduce vacancy.
For personal use, paying more can also be reasonable when the owner plans to keep the apartment for many years and regularly uses the living room, bedroom or terrace facing the sea.
The strongest combination is an efficient layout, protected panorama, comfortable orientation and reasonable price per square metre. These characteristics can also make the apartment easier to market when it is eventually resold.
When a Sea View Is Not Worth the Premium
A narrow strip of water between buildings, a view available only from the edge of the balcony or a panorama that cannot be seen from the living area has limited practical value.
An undeveloped plot between the building and the coast creates a serious risk. A new condominium, hotel or future phase may partially or completely block the horizon. Buyers should investigate neighbouring land, permitted building heights and planned construction.
The highest available floor is not automatically the best option. Its price per square metre may be significantly higher even when the view differs only slightly from apartments several floors below.
If the same budget can purchase an additional bedroom, more space, a stronger layout or a better location, the emotional appeal of the view should be compared with those practical advantages.
How the View Affects Rental Demand
In short-term rentals, a panorama works mainly as a marketing advantage. Sea view photographs can increase attention and help justify a higher nightly rate during periods of strong tourist demand.
For long-term rentals, the effect is often smaller. Tenants tend to focus on floor area, number of bedrooms, transport connections, apartment condition, monthly expenses and access to everyday amenities.
The financial analysis should compare the purchase premium with the additional net income. Vacancy, management commission, maintenance, repairs and furniture replacement must be included.
A higher advertised rental rate does not automatically produce a better return. When the purchase price rises sharply, the percentage yield may be lower than that of a cheaper apartment in the same building.
How a Sea View Affects Resale
A protected direct panorama can distinguish an apartment from standard listings. Since this feature cannot be created through renovation, rare units may continue to attract buyers even when many apartments are available in the same development.
A partial or vulnerable view provides a weaker resale advantage. Buyers on the secondary market can inspect the panorama personally, making exaggerated marketing descriptions less effective.

Which Floor Should You Choose?
Middle floors often provide a practical balance between price, outlook and comfort. They usually experience less street noise and fewer insects, while wind exposure is lower than on the upper levels.
Higher floors provide a wider panorama and reduce the chance of trees or low-rise buildings blocking the horizon. They can also bring stronger winds, greater solar heat and increased dependence on elevators.
Top-floor apartments require a separate inspection of the roof, waterproofing and any history of leaks. In a tropical climate, recurring moisture problems can outweigh the benefit of an expensive view.
Orientation may matter more than height. West-facing apartments offer sunsets and strong afternoon heat, while east-facing units receive morning sunlight. Corner apartments may provide wider views but also greater exposure to wind and direct sun.
Coastal Living Restrictions and Costs
Salt air accelerates corrosion of window fittings, balcony railings, outdoor air-conditioning units and metal furniture. High humidity increases the risk of mould, particularly when an apartment remains closed for long periods.
Strong winds on upper floors may limit the use of the balcony. During tropical rain, water may reach the terrace and sliding doors. Buyers should inspect seals, frames, drainage and glazing.
Coastal buildings may also face higher façade and common-area maintenance costs. Request details about the common area fee, sinking fund and planned major repairs.

How to Inspect the View Before Buying
Visit the apartment in the morning, afternoon and close to sunset. This helps reveal heat exposure, glare from the water, noise levels and wind conditions.
Take photographs from the living room, bedroom, kitchen and balcony. Use a normal viewing angle, as wide-angle lenses can make the panorama appear much larger than it really is.

When an Apartment Without a Sea View Is Better

For long-term rentals, additional space or another bedroom may be more valuable than a panorama. For personal use, comfortable orientation, lower heat exposure and a sheltered balcony may also provide greater practical value.
The premium is most reasonable for a wide, protected and genuinely usable view from the main rooms. A partial panorama, future construction risk and excessive pricing can turn an emotional advantage into a weak investment decision.
