Eden Residences

Eden Residences is the first phase of Gardens of Eden beside Bang Tao Beach in Choeng Thale. Following the allocation of the two buildings closest to the shoreline to ETRO Residences, Eden comprises five residential buildings with 127 residences. Construction started in May 2024 and completion is planned for the end of 2026. The beach is around 50 m away. Buyers can compare the project with other new developments in Phuket by completion date, pricing and purchase terms.

Layouts and residences

Eden Residences includes 1–3 bedroom standard residences from 72 to 226 sqm, 2–4 bedroom penthouses and 3-bedroom duplex residences. The current configuration lists penthouse living areas from 133 to 259 sqm and duplex layouts from 157 to 226 sqm. Ceiling heights reach 3.2 m. Penthouses include open rooftop terraces with panoramic sea views and private 12 × 3.5 m swimming pools. Duplex residences in the Narcissus building also include private pools.

Residences are delivered with finished walls and floors, lighting, air-conditioning, sanitaryware, a fitted kitchen and built-in wardrobes. Movable furniture packages are offered from THB 700,000.

Facilities and location

Eden Residences occupies the residential part of Gardens of Eden closest to the shoreline. Facilities include an infinity pool, restaurant and cafe, sky bar, kids' club, gym, yoga area, underground parking, reception and concierge service. Prices on LumiThai start from from ฿15.82M. Current offers include Leasehold and Foreign Freehold options. Foreign Freehold is subject to available foreign ownership quota. Comparable current listings show Foreign Freehold priced approximately 10% above Leasehold.

The developer's current promotion advertises a payment plan of up to six years with a down payment from 20%. The promotion also describes the second half of the purchase price being spread over three years after handover. The exact payment schedule is confirmed for the selected residence before reservation.
