Sands Condominium is a modern high-rise development in Pratumnak, Pattaya. The project was developed by Pratumnak Sands Co., Ltd. and completed in March 2019. Its single 27-storey tower contains 283 residences on a site of approximately 2 rai.

The condominium occupies a quiet residential position close to the Gulf of Thailand. Resale inventory includes compact studios, spacious one-bedroom condos, larger family residences and penthouses. Among condos for sale in Pattaya, Sands stands out for its proximity to the beach, elevated sea views and relatively moderate number of residences for a high-rise building.

The project is fully completed and operational. Buyers can inspect the exact unit, view, renovation, furniture and surrounding noise before signing an agreement.

Pratumnak Location and Distance to the Beach

Sands Condominium is located on Soi Pratumnak 5, approximately 150 metres from Pratumnak Beach. The walk to the shoreline takes around two to three minutes. The location suits buyers seeking a quieter coastal environment with convenient access to central Pattaya.

Cafés, restaurants, convenience stores, massage shops and everyday services operate nearby. Pattaya Viewpoint, Big Buddha Temple, Bali Hai Pier and Jomtien can be reached within a short drive.

The registered floor plan and title document should be checked against the marketing description. Internal alterations can change the bedroom count without changing the registered property configuration.

Sea Views and Choosing the Right Floor

The tower’s height and coastal position allow many residences to overlook the Gulf of Thailand. Listings may offer direct, side or partial sea views, depending on the floor, window orientation and location within the building.

Higher floors commonly command a premium due to broader panoramas and reduced obstruction from surrounding buildings. Lower floors may face the city, common grounds or neighbouring properties. Two units with the same floor area can therefore have significantly different asking prices.

Other studios of approximately 26–35 sq.m. are currently marketed from about THB 2.4 million to THB 4.5 million. One-bedroom condos of around 52–73 sq.m. are offered from approximately THB 5.79 million to THB 11.3 million. Floor level, renovation, floor area and sea-view quality all influence the final price.

As the development is completed, no standard instalment plan from Pratumnak Sands currently applies. The deposit, final settlement date, furniture inventory and ownership-transfer date are negotiated with the individual seller.

The published common-area maintenance fee is THB 40 per sq.m. per month. The original sinking-fund contribution was calculated at THB 400 per sq.m. On a resale purchase, the sinking fund has normally already been paid by the first owner, although outstanding debts still require confirmation.
