VIP Tropika is under construction in the Bang Tao area on Phuket’s west coast. The site covers approximately 7 rai, or around 11,200 sqm. The development combines seven-storey residential buildings, a large internal leisure area and a separate boutique hotel component.

The tropical contemporary design places the residential buildings around a lagoon-style swimming pool, landscaped courtyards and walking areas. Buyers can compare the project with other condos for sale in Phuket by size, completion date, ownership structure and purchase terms.

Studios and one-, two- and three-bedroom condos

The unit range starts with studios of approximately 30 sqm. One-bedroom condos measure around 44–46 sqm, while two-bedroom layouts are approximately 60–61 sqm. Larger options include family residences from 90 sqm, suites of up to 140 sqm and duplex layouts of approximately 190–192 sqm.

The standard specification includes finishing, a fitted kitchen, sanitary fittings, air conditioning and furniture items listed for the selected unit. The exact handover package varies by building, phase and layout and should be recorded in the contract appendix.

Lagoon-style pool and resort facilities

A large lagoon-style swimming pool forms the centre of the residential grounds. Additional facilities include swimming areas, tropical gardens, fitness rooms, yoga spaces, a wellness centre, sauna and landscaped walking paths.

Family facilities include a kids’ club, playground and dedicated leisure spaces. The development also provides co-working and meeting rooms, restaurants, a pool bar, barbecue areas, a theatre, karaoke room, parking, lifts, CCTV and 24-hour security.

Boutique hotel and rental-return programme

The hospitality component contains 28 guest rooms of 30 and 42 sqm, an on-site restaurant, reception and a meeting facility. This structure supports professionally managed short-stay accommodation within the wider project.

A guaranteed rental return of 6% per year based on the purchase price is offered for selected units for three years. The programme becomes binding when the rate, calculation base, payment schedule, owner-use conditions and operator obligations are written into the individual contract. The developer’s general project page states that investment outcomes depend on market conditions.

Bang Tao Beach and nearby amenities

The mapped road distance to Bang Tao Beach is approximately 1.2 km, around a 15-minute walk. Some marketing listings show shorter figures measured from different site boundaries or as straight-line distances.

Restaurants, shops, sports facilities and everyday services in Choeng Thale are available nearby. Boat Avenue and Porto de Phuket can be reached within a few minutes by car. Other west-coast options are listed in the collection of property near Phuket beaches.

Prices and payment schedule

Current prices start from ฿3.31M. The entry offer is a studio of approximately 30 sqm. Pricing varies by phase, building, floor, view, size and ownership structure.

The reservation deposit is ฿200,000. A 30% first payment is due within 30 days after contract signing. A further 30% is linked to the start of piling, followed by 30% after completion of the structural columns and roof. The remaining 10% is paid upon handover and ownership transfer. The treatment of the reservation deposit must be recorded in the contract.

Completion date and project phases

The main project schedule targets completion in Q4 2028. Some Phase 2 listings state handover dates in 2029. Buyers should confirm the building number, phase and binding contractual completion date for the selected unit.

The published payment plan ends with the 10% handover instalment and contains no post-handover payments.

Ownership and ongoing costs

Condos are available under foreign freehold quota and leasehold ownership. The applicable quota and any ownership premium must be confirmed in the current price list.

The common-area management fee is ฿60 per sqm per month. The one-time sinking-fund contribution is ฿400 per sqm.
