Annara Residences is a boutique development of private pool villas in Pasak 8, Cherngtalay, on the north-western side of Phuket. The project occupies approximately 4,399 m² and contains only nine two-storey residences: two Anna villas and seven Nara villas. Fivewood Estate Co., Ltd. is named as the official developer, while the project is marketed under the Annara Group brand.
The concept is designed for permanent living, family holidays and professionally managed ownership. Every villa includes a private pool, generous indoor spaces, a maid’s room and a separate multifunctional pavilion. Handover is scheduled for the third quarter of 2026.
Location in Cherngtalay and Pasak 8
Annara Residences is positioned in a quiet residential part of Cherngtalay, close to Bang Tao and Laguna. The location combines a private neighbourhood setting with access to restaurants, supermarkets, international schools, sports facilities and everyday services.
Boat Avenue and Porto de Phuket are approximately 3 km away. Bang Tao Beach is around 5 km from the project and the drive normally takes about 10 minutes. Phuket International Airport is approximately 19 km away. Buyers can compare other properties around Bang Tao and Cherngtalay to assess plot sizes, neighbourhood character and access to the north-western coast.
Architecture and Master Plan
The villas follow a contemporary tropical design with high ceilings, extensive glazing and a natural connection between the living room, terrace, garden and swimming pool. Double-volume interiors increase natural light, while wide sliding doors allow the indoor and outdoor areas to function as one living space.
The master plan consists of nine private plots measuring approximately 365–523 m². Villa positioning and landscaping are intended to reduce direct views between neighbouring residences. Four-Bedroom Nara Villas
Nara is the main collection, with seven villas included in the development. Each layout provides four bedrooms, a maid’s room and five bathrooms. Official villa sizes range from approximately 448.3 to 562.6 m².
The living, dining and kitchen areas form an open space connected to the pool and outdoor lounge. The design provides a main cooking area, a separate Asian kitchen and an outdoor barbecue pantry. Principal bedrooms are distributed between the ground and upper floors, which can suit families with different generations living together.
A separate garden pavilion can function as a study, guest room, private gym, yoga area or personal retreat. Its final equipment and furniture depend on the specification and any agreed customisation.
Five-Bedroom Anna Villas
Anna is the larger collection and consists of two residences. Each villa has five bedrooms, a maid’s room and six bathrooms, with approximate villa sizes of 658.1–661 m².
The layout is intended for larger families and extended stays. Ground-floor accommodation includes bedrooms connected to the garden or pool, a double-volume living area, dining space and several kitchen zones. The upper floor contains additional bedrooms and a flexible multifunctional room.
The generous internal area, private pool and limited number of homes place Annara Residences within the market for luxury property in Thailand. A meaningful comparison should include the land plot, actual specification, post-handover expenses and the total amount paid before completion.
Private Pool, Specification and Services
Each villa includes a private swimming pool measuring approximately 12–15 metres in length. The project specifies a saltwater treatment system, with a terrace, outdoor lounge and landscaped garden arranged around the pool.
The project concept includes:

- a main kitchen, Asian kitchen and outdoor barbecue pantry;

- a sauna and steam room;
- a multifunctional garden pavilion;

The developer also advertises concierge, butler, property-management and rental-management services. Their scope, duration and cost should be confirmed in a separate management agreement. Furniture, appliances, decorative elements and equipment must be listed in the inventory attached to the sale and purchase agreement.
Prices and Payment Schedule
Current prices start from ฿36.49M. The entry-level offer relates to a four-bedroom Nara villa. The larger five-bedroom Anna residences are currently marketed at approximately THB 61.4–61.8 million.
The publicly listed payment schedule requires 35% on contract signing, followed by three payments of 20% linked to foundation completion, structural completion and interior decoration. The remaining 5% is payable when the villa is completed and handed over.
Before transferring funds, the buyer should obtain a quotation identifying the exact plot, final price, reservation amount, payment dates and objective definitions of each construction milestone. The final payment should be connected to a property inspection, preparation of a defect list and completion of the agreed corrections.
Project databases currently indicate a maintenance fee of approximately THB 25 per m² of land per month and a one-time sinking-fund payment of THB 500 per m² of land. The developer should confirm the current rates, calculation basis and required advance-payment period.
Ownership and Due Diligence
Official project materials state that freehold and leasehold options are available. A foreign buyer should review the villa building and the underlying land separately before selecting the purchase structure. Before reservation, the buyer should check the land title, registered encumbrances, construction permission, legal access to the plot, the seller’s authority and the contractual delivery date. The agreement should identify the villa, plot, registered area, ownership structure, specification, payment schedule, handover terms and consequences of default.
The finishing schedule, equipment brands, pool specification, smart-home system and substitution rules also require careful review. For an off-plan property, every material sales promise should appear in the signed agreement or an attached specification.
Public payment schedule: 35% on contract signing; 20% after foundation completion; 20% after structural completion; 20% after interior decoration completion; and 5% on villa completion and handover. Confirm the reservation amount, payment dates and milestone definitions in the current quotation and agreement for the selected unit.
