LumiThai prices start from ฿12.88M. The completed villa requires full payment and developer financing is unavailable. Published seller terms state that Land Department transfer fees and taxes are shared equally between the buyer and seller. The final allocation must be written into the sale agreement.

The land is currently registered under Thai ownership. A foreign buyer may hold rights to the physical building, while the land requires a registered long-term lease or another legally compliant structure following independent legal review.
