Zensiri Midtown Villas is a completed residential community by ESS Developments in Central Pattaya. The development contains 26 two-storey villas, each with a private swimming pool. Deluxe and Grande Layouts

The project has two main villa types. The 20 Deluxe villas have 3 bedrooms, 3 en-suite bathrooms and a guest toilet, with typical living areas of approximately 178–190 sqm. The 6 Grande villas provide around 220 sqm of living space with 4 bedrooms, 4 en-suite bathrooms and a guest toilet. Grande homes occupy larger plots and have larger private pools and landscaped gardens.

Private Pools and Communal Facilities

Every residence has a private pool and parking. The communal area includes a 20 m swimming pool, 12-person Jacuzzi, children's pool, equipped fitness centre, covered seating, sun-lounger area, meeting room and landscaped gardens. The gated estate also provides 24-hour security, CCTV and underground utilities.

Central Pattaya Location

The project is located in Nong Prue on Soi Chaloem Phra Kiat 22 near Third Road, approximately 300 m from South Pattaya Road. Pattaya Beach is about 1 km away and can be reached in around 15 minutes on foot. Shops, restaurants, malls and everyday services are nearby. The wider Pattaya property market provides useful alternatives for comparing locations and property types.

Prices, Payment Schedule and Ownership Costs

Current developer inventory starts at approximately ฿17.45 million for a 3-bedroom layout, while 4-bedroom units start at around ฿21.62 million. The published payment schedule consists of a ฿200,000 reservation deposit, 30% on contract signing within 14 days, two further 30% installments and 10% at handover. As the project is completed, the schedule for a selected ready villa should be written into the final agreement. Buyers should also review the property and seller documents before purchase.

The published common-area maintenance fee is ฿35 per sqm per month, equivalent to ฿140 per square wah. The one-time sinking fund is ฿1,000 per sqm of indoor area. Electricity and water are charged at government rates.

Ownership and Rental Return

A villa purchase involves both the building and the underlying land. Foreign buyers require a separate legal structure for the land, commonly a registered long-term lease or a properly structured corporate arrangement. The title deed, internal roads and legal road access and easement rights should be checked for the selected property.

During the original launch, a 6% net annual guaranteed return for three years was marketed for six selected plots. Current 2026 listings do not confirm that guarantee for available villas. Actual rental performance depends on purchase price, rental rates, occupancy, management and operating expenses.
