Laguna Village Townhome is a low-density gated residential project in Choeng Thale. Completed in November 2007, the development consists of 20 two-storey homes with private entrances, swimming pools and landscaped gardens.

The project was developed by Laguna Property and forms part of the wider Laguna Phuket destination. Buyers can compare it with other villas and houses for sale in Phuket by size, ownership structure and ongoing costs.

Layouts and interior space

The original project range includes homes with 2, 3 and 4 bedrooms. Published built-up areas are approximately 229 sq.m for 2-bedroom layouts, 238 sq.m for 3-bedroom homes and up to 465 sq.m for larger 4-bedroom residences.

Private pool, garden and home features

The townhomes were designed with private swimming pools. Depending on the individual property, the outdoor area may include a landscaped garden, patio, Thai-style pavilion, poolside lounge and covered parking.

Typical interiors provide a spacious living room, dining area, fitted kitchen, bedrooms with private bathrooms, balconies, a laundry area and storage. Furniture and appliance packages depend on the condition and terms of each resale home.

Location and Laguna Phuket facilities

The community is located in Choeng Thale among lagoons, landscaped areas and golf courses. Laguna Beach is approximately 2.07 km away, while Bang Tao Beach is about 2.34 km away. The drive usually takes around 5 minutes. Phuket International Airport is approximately 20 km from the development.

Laguna Phuket provides hotels, restaurants, shops, wellness facilities and an 18-hole golf course. Internal shuttle buses and boats connect the main areas of the resort. Additional locations and property types can be compared through the wider Phuket property market.

Ownership and transaction structure

A common foreign-buyer structure provides freehold ownership of the building, furniture and equipment together with a registered long-term lease of the land. The initial registered lease generally runs for up to 30 years. Renewal, inheritance and termination provisions depend on the individual agreement.

Before reservation, the buyer should review the land title, seller authority, registered lease, encumbrances, outstanding community fees and inventory of transferred furniture and equipment. Registration expenses, legal checks and banking charges should be included in the full property purchase budget.

Maintenance and owner expenses

Published common area fees are approximately THB 127 per sq.m of land per year. One current resale home on a 480 sq.m plot has a quarterly charge of THB 15,087. The final amount depends on the land area and the individual ownership agreement.

The fee covers shared roads and landscaped areas, security, lighting and selected community services. Owners separately budget for their private pool and garden, utilities, insurance, repairs and replacement of equipment. A separate reserve fund has not been confirmed in the available listings.

Price, payment and rental programme

LumiThai prices start from ฿16.78M. These are completed resale properties, so the reservation amount, settlement deadline, allocation of transfer expenses and handover date are agreed directly with the seller.

No standard construction instalment plan has been published. Some residences have previously been eligible for an Angsana Villas Resort rental programme with up to 60 days of personal use per year and withdrawal after six months' written notice. Eligibility depends on the individual property agreement. No guaranteed rental return has been confirmed.
