Q Conzept Condominium is a completed residential development in southern Phuket between Kata and Karon beaches. The project consists of two seven-storey buildings with 45 residences on approximately 3,200 m² of land and was completed in 2017.

The development suits buyers looking for a spacious home close to the coast and established Kata amenities. Other condos for sale in Phuket can be compared by location, size and price.

Units and layouts

The original project mix includes studios of 43–55 m², one-bedroom residences of 83–146 m², two-bedroom layouts starting at approximately 84 m², three-bedroom units up to 224 m² and larger residences reaching 483 m². Current resale inventory also includes configurations created or marketed differently from the original layout schedule, including a furnished 45 m² one-bedroom unit and two-bedroom residences from 95 to 150 m².

Upper floors and the elevated location give selected units mountain, Kata, Karon and sea views. Exact outlook, layout and specifications depend on the individual residence.

Current prices

The lowest confirmed current listing is THB 7.9 million for a 45 m² residence. Current two-bedroom resale options include approximately 95, 109, 117.8 and 150 m² units, with asking prices reaching around THB 18.5 million.

Q Conzept is a completed resale project, so pricing varies by floor, renovation, view, unit condition and ownership structure. Buyers can also compare it with the wider Phuket property market.

Facilities

The development provides a rooftop communal swimming pool, gym, reception area, landscaped garden, lifts, parking, wireless internet in common areas, CCTV and 24-hour security.

The common area fee is THB 60 per m² per month. The project's original sinking-fund contribution was THB 950 per m².

Kata and Karon beaches

Both beaches are within walking distance. Depending on the route, Kata and Karon beaches are approximately 500–600 metres away, with a walk of around seven minutes. Restaurants, cafés, shops and everyday services are available nearby.

Foreign ownership

During the original launch, Q Conzept was marketed with a 7% annual guaranteed rental return. That offer related to the initial developer sales period. No current guaranteed-return programme has been confirmed for today's resale inventory, so rental performance should be calculated for each unit using its purchase price, achievable rent, occupancy and ownership costs.
