Siam Oriental Beach

Siam Oriental Beach is a new project by Siam Oriental Group on Pratumnak Hill. This is the developer’s 13th project in the area, and the location matters: Pratumnak sits between Central Pattaya and Jomtien, close to beaches, parks, viewpoints and a calmer residential environment. Thai Residence places the project between Pratamnak Soi 5 and Soi 6, around 400 meters from Pratamnak Beach.

The project is planned as a compact 8-storey condominium with 175 residential units and 4 commercial units on the ground floor. For Pattaya, this is a practical advantage. Buyers get a smaller residential building rather than a large tower with hundreds or thousands of similar units. Pearl also lists 175 residences and planned completion in Q1 2029.

Layouts start from studios of 22.78 sqm. The project also includes 1-bedroom, 2-bedroom and 3-bedroom units. According to Thai Residence, starting sizes are: studios from 22.78 sqm, 1-bedroom from 31.15 sqm, 2-bedroom from 50.34 sqm and 3-bedroom from 80.62 sqm. Units include a kitchen with built-in cabinets, built-in wardrobes, private balcony, anti-slip shower tiles, glass shower partitions, powder-coated window frames and LED lighting.

The key strength of the project is the combination of Pratumnak, walkable beach access and a relatively low entry price. Pearl lists prices from THB 1.71M, while Thai Residence mentions an early launch price from THB 1.42M. For the LumiThai project card, the Pearl price is the safer public reference, with the current price list checked for each selected unit.

The facilities are practical and suitable for both living and rental use: rooftop sea-view pool, lower swimming pool, fitness room, sauna, co-working area, outdoor cinema, landscaped relaxation areas, solar panels for common areas, underground parking with lift access, 24/7 security, CCTV, keycard access, water-saving systems and LED lighting in common areas.

One technical point is worth noting: the project materials mention tropical-climate engineering, including reinforced moisture protection, window and balcony joint protection, acoustic insulation between units and sealed entry doors. In Pattaya, this matters because humidity, monsoon rains and salt air quickly expose weak construction.

Siam Oriental Beach is worth considering for buyers looking for an affordable entry point on Pratumnak, a compact unit close to the beach or a property for long-term rental demand. This is not a large luxury resort-style development. Its value lies in location, beach distance, developer experience, smaller unit count and accessible entry price.

The project is at the pre-launch stage. The payment schedule is provided individually for the selected unit: reservation, payment tranches and dates should be checked against the current developer price list. Before reservation, quota, deposit refundability, transfer costs, maintenance fee, sinking fund and contract terms should be confirmed separately.
