The Prospect Villa is a low-rise residential development by Grand Paradise Villa in Nong Prue, Bang Lamung. The estate occupies an elevated hillside setting approximately 40–60 metres above sea level, giving selected plots open views towards Pattaya Bay and the sunset. The project is planned for 80 private villas designed for permanent living, family use and long-term ownership.

Agate is a single-storey 3-bedroom, 4-bathroom home with 380 sqm of usable area on 165 sq.wah, approximately 660 sqm of land. Amber is a two-storey 3-bedroom, 4-bathroom villa with 393 sqm. Onyx provides two floors, 4 bedrooms, 5 bathrooms and 469 sqm. Amber and Onyx also include a separate maid's room.

At the top of the range, Malachite is a four-storey residence with 8 bedrooms and 10 bathrooms. It provides 1,471 sqm of usable area on 374 sq.wah, approximately 1,496 sqm of land, with multiple private living zones arranged across the building.

The principal layouts are designed around private swimming pools and outdoor living areas. Current new homes are marketed with built-in and loose furniture, air conditioning, refrigerators and additional appliances according to the specification of the selected villa.

Communal facilities include 24-hour security, CCTV, a double security gate, tropical landscaping and the Skyline Pavilion. Project materials also mention a jogging track, covered parking and shared meeting space.

Location and beach access

The Prospect Villa is located on Toongklom–Talman 8 in Nong Prue. Jomtien Beach South is approximately 3.6 km away, while the developer describes the beaches and downtown Pattaya as around 10 minutes away by car. Satit Udomseuksa Academy is approximately 1.2 km away, Tara Pattana International School around 1.9 km and Outlet Mall Pattaya around 2.5 km.

The location suits buyers seeking a quieter East Pattaya environment while retaining convenient access to schools, hospitals, shopping and golf courses.

Prices and payment schedule

Recent Garnet listings start from THB 21.9 million. The current starting price displayed on LumiThai is from ฿21.88M. Agate is marketed from approximately THB 24.9 million, Amber from THB 29.9 million, Onyx from THB 39.9 million and Malachite around THB 150 million.

The published schedule includes a THB 200,000 reservation payment, followed by 20% at contract signing within 15 days. A further 30% is paid over 12 months or according to the agreed construction schedule, with the remaining 50% due at transfer. Ownership structure and completion
