Botanica Modern Loft II is a completed development of single-storey private pool villas in Si Sunthon, northern Phuket. The project was developed by Botanica Luxury Phuket Co., Ltd. as a separate continuation of the original Modern Loft concept. Construction was completed in November 2022.
The official master plan contains 54 three- and four-bedroom villas across approximately 36,995 m². It is a gated residential community with security, CCTV, landscaped internal roads and private entrances. Each residence has its own swimming pool, garden, terrace and parking area.
Location in Si Sunthon near Bang Tao
The development is located in Si Sunthon, a quieter low-rise part of Thalang District. It is often marketed as part of the wider Bang Tao area, while its administrative position is east of Cherng Talay. The location provides access to the west coast and the main roads of northern Phuket.
Bang Tao Beach is approximately 4.2 km away and normally takes around 10 minutes by car. The developer indicates a driving time of about 8 minutes to Layan Beach. Boat Avenue, Porto de Phuket, Laguna Phuket, Cherng Talay restaurants and international schools are accessible by car. Phuket International Airport normally takes around 30–40 minutes depending on traffic.

Modern Loft Architecture and Villa Layout
All villas are arranged over a single level. Their contemporary architecture combines clean lines, high ceilings, exposed timber structures, natural materials and wide floor-to-ceiling glazing. The principal rooms are oriented toward the swimming pool and private garden.
The central living zone combines the lounge, dining room and open kitchen with an island. Sliding glass doors connect the interior to a covered terrace, outdoor seating and an approximately 3.5 × 9.5 metre swimming pool. This arrangement is suitable for permanent family living as well as private holidays.
The principal bedroom normally has an en-suite bathroom, walk-in wardrobe and direct pool access. Most additional bedrooms also have private bathrooms. The number of bathrooms and service rooms depends on the villa type and any alterations completed by the owner.
Three- and Four-Bedroom Villa Types
The project provides three principal configurations:
- Type A — 3 bedrooms, 3 bathrooms and approximately 288–296 m²;
- Type B — 3 bedrooms, 4 bathrooms and approximately 322–326 m²;
- Type C — 4 bedrooms, 4 bathrooms and approximately 360–429 m².
Land plots generally measure approximately 440–878 m². The exact area depends on the villa’s location within the master plan. Corner plots and homes positioned toward the outer parts of the community may have larger gardens or extended parking.
Resale listings sometimes show areas that differ from the original design figures. This may result from extended terraces, additional covered areas, alterations or different methods of calculating internal and built-up space. Registered dimensions should be checked against the land title and approved construction plans.
Private Pool, Garden and Included Inventory
Every villa has a private pool, terrace and landscaped outdoor area. Some properties also provide a sunken lounge beside the pool. Parking accommodates one or two cars depending on the layout and plot dimensions.
The original specification includes a fitted kitchen, built-in wardrobes, sanitary fittings, air-conditioning systems and permanent interior elements. Loose furniture, appliances, textiles and decorative items depend on the exact listing. Some villas are sold fully furnished, while others include only fixed fittings.
The viewing should cover the pool structure, pumps, waterproofing, air conditioners, water heaters, kitchen equipment and exposed external timber. For a completed resale villa, its actual physical condition is more important than the original marketing specification.
Current Prices for Completed Villas
Current sale prices start from ฿20.94M. The entry-level active listing is a completed three-bedroom villa measuring approximately 290 m² on a land plot of around 460 m². Larger three-bedroom properties are generally offered from approximately THB 25 million to THB 28.5 million.
Four-bedroom villas are currently listed from around THB 29.5 million. Larger Type C properties with extended plots and complete furniture packages can reach approximately THB 39.5–40.5 million. Pricing depends on the location within the development, plot size, physical condition, inventory and legal transaction structure.
Most current opportunities are resale properties. Before proceeding, buyers should review the documents required before purchasing property in Thailand, including the land title, building approvals, registered owner, encumbrances and outstanding management charges.
Ownership of the Villa and Land
For a foreign purchaser, ownership of the building and legal control of the land are separate matters. A foreign national may own the villa structure in their own name, while the land is normally secured through a registered long-term lease. Other structures require individual legal assessment.

A listing described as freehold may refer to ownership of the building, Thai ownership of the land or a corporate structure. The exact meaning must be established from the documents of the selected villa before reservation.
Maintenance and Checks Before Payment
Published project information indicates a common area fee of approximately THB 20 per m² of land per month. For a 460 m² plot, this equals around THB 9,200 per month. The original sinking-fund payment is stated as a fixed THB 100,000.
The current rate, outstanding balance and special assessments should be confirmed with the project management. Electricity, water, internet, pool servicing, gardening, insurance and equipment repairs are paid separately by the owner.
